Dubai Real Estate Website: 7 Things Your Site Needs to Turn Visitors Into Viewings

4 min readBy Muhammad Adnan
Dubai Real Estate Website

Quick answer: A Dubai real estate website converts best when it loads fast on mobile, lets people search by community and budget, shows prices and payment plans up front, uses video, supports multiple languages and currencies, offers instant WhatsApp contact, and displays trust details such as permit numbers. Miss two or three of these and good traffic leaks away.

The market is busy, so your website has to do more

Dubai's property market closed 2025 with a record AED 682.5 billion in sales, per Gulf News, and the Dubai Land Department reported transactions of AED 252 billion in Q1 2026, up 31% on the same period a year earlier. Money is moving. The question for any agency or developer is how much of it reaches you.

Buyers come from everywhere. Indian, British and Egyptian nationals led foreign buyers in recent Khaleej Times reporting, and many of them are researching from another country, in another time zone, on a phone. Your website is the showroom they visit first. Here is what it needs.

1. Speed on a mobile connection

Google's page experience targets are a Largest Contentful Paint under 2.5 seconds, Interaction to Next Paint under 200 milliseconds and Cumulative Layout Shift under 0.1. Property sites are heavy with photography, so images are usually the culprit. Compress and resize them, lazy-load galleries below the fold, and avoid auto-playing sliders at the top of the page.

2. Search that works the way buyers think

People do not browse "properties". They look for a 2-bedroom in Dubai Marina under a certain budget, or an off-plan studio near the metro. Give them filters for community, price, bedrooms, handover date and payment plan, and make each filtered result a clean, indexable page so it can rank for those searches on its own.

3. Prices, payment plans and floor plans without a form wall

Hiding the price behind a lead form feels like a clever way to capture contacts, and it often just sends people to a competitor who shows the number. Show starting prices, payment plan breakdowns and floor plans openly. Save the form for things that need a person, such as a brochure request or a viewing.

4. Video and virtual tours

An overseas buyer cannot walk the unit, so give them the next best thing. Short walkthrough videos, drone footage showing the distance to the beach, metro or schools, and 360-degree tours do real work. Keep them light, hosted properly and captioned.

5. Language and currency options

Arabic and English are the baseline, and depending on your audience, Russian, Chinese, Hindi or Urdu pages may be worth adding for key listings. Showing a price in AED with an approximate USD, GBP or INR figure saves a buyer a mental calculation and keeps them on the page. If you add Arabic, follow proper right-to-left and hreflang practice, as covered in our bilingual website guide.

6. Fast human contact, especially WhatsApp

Most enquiries in this market start on WhatsApp. A visible click-to-chat button, a prefilled message that mentions the listing, and a clear promise about reply time (then keeping it) will do more for conversion than a prettier banner. Track which listings and campaigns the chats come from, or you will never know what is working.

7. Trust details on the page

Show your agency or developer name, licence information, and the advertising permit number that Dubai requires on property listings. Add real agent profiles with photos and languages spoken, plus reviews. Check the current RERA and Dubai Land Department advertising rules before launch, because requirements change.

Mistakes we would fix first

  • Stock photos of buildings that are not the actual project.
  • Listings that stay live after they sell.
  • A contact form that sends no confirmation and no follow-up.
  • Pages with identical descriptions copied from the developer's brochure, which Google treats as thin content.

FAQs

What makes a good real estate website in Dubai?
Speed, clear search filters, open pricing, strong visuals, multilingual support and an easy way to talk to a person.

Do I need a separate page for each off-plan project?
Yes. A dedicated page for each project, with unique copy, location detail, payment plan and FAQs, gives you something to rank and something to send ad traffic to.

Is WhatsApp enough, or do I need a CRM?
WhatsApp starts the conversation, but a CRM keeps it from getting lost. Connect enquiries to a system that logs source, follow-up and outcome.
